From the meadow, the river is accessible by a path for swimming or deep-water fishing.

The property with land and barn is situated near the river Aveyron and is in a flood zone. The construction or conversion of buildings (annexes) or anything that requires (planning) permission is prohibited. Flooding of the barn or grounds is possible. This should be considered when using the barn. The house is elevated and outside the flood zone.

The house is in good condition and habitable but needs some modifications. The windows are single glazed, the septic tank is not level, the walls are not insulated and there is no central heating system.

The house and barn are within walking distance of a small village of 500 inhabitants, where you will find basic services such as a café/tobacco shop, a supermarket, a restaurant, a campsite and a motorhome area.

The town of Villefranche de Rouergue is about ten kilometres away. There you will find all the necessary amenities such as a hospital, a railway station and a large number of supermarkets.
